The Competitive Band
Small price differences create big ranking differences.
Inside a narrow price range, a few percent can move a home from first choice to second. First place gets clustered showings and competing offers. Second place gets polite feedback and time, and time negotiates for the buyer.
Four similar homes, one price range

Every sale runs on three forces: Rank, Risk and Rhythm.
Rank
Where do you sit among the homes buyers compare?
Set by price and position. Buyers eliminate before they justify, so the home that needs the least explaining rises to the top.
Risk
What do buyers think could go wrong?
Set by condition. What buyers can see tells them what to assume about what they can't, and that shapes how hard they negotiate after inspection.
Rhythm
How fast are decisions forming?
The result of the first two. Clustered showings and fast offers mean the leverage is yours. Scattered interest means it's drifting to the buyer.
